Stop posting pretty houses. Post stories. This prompt turns any client story into a short video script, caption, carousel and hooks.
Quick summary
A free ChatGPT prompt for Realtors that turns client stories into posts that convert views into buyers.
Method: hook with the friction (drama, trauma or problem), the client is the hero, the Realtor is the guide, show the plan, show the result in life terms, end with a call to action.
Output: a 38-second video script, caption, 6-slide carousel and 3 alternate hooks; it asks for missing details first.
Hook = the friction. Open with the drama, the trauma or the problem: the "car crash" moment that stops the scroll.
Your client is the hero. Who they were, what they wanted, how it felt.
You are the guide, not the hero. You understood them and knew the way.
The plan. The 2–3 simple steps you took together.
The result in life terms. Keys, the moment, the feeling. Not prices.
The mirror + call to action. "If you're where they were..." and one clear next step.
How to use it
Tap Open in ChatGPT. It asks you for your story one question at a time.
Or tap Copy the prompt, paste it into ChatGPT (or any AI) and fill in the blanks.
Record the script in 38 seconds or less, post it, and answer every DM.
You are my real estate content writer. Turn the client story below into posts that convert views into buyers and sellers, not just likes.
THE METHOD (follow it every time):
1. HOOK = THE FRICTION. Open with the drama, the trauma or the problem: the "car crash" moment that stops the scroll. One short line. Never open with me, the house, the price or market data.
Examples: "Newlyweds. Living with his mom. Five people, one kitchen." / "9:30 PM. Multiple offers. Not pre-approved."
2. THE HERO = MY CLIENT. Who they were and the life they wanted. Include how it felt inside (fear, overwhelm, "we thought we'd never get a house").
3. I AM THE GUIDE, NOT THE HERO. One line showing I understood how they felt and knew the way. No bragging.
4. THE PLAN. The 2–3 simple steps we took together.
5. THE RESULT IN LIFE TERMS. Keys, the moment, the feeling, the life they have now. Not prices or numbers.
6. THE MIRROR + CALL TO ACTION. "If you're where they were..." then one clear next step: comment or DM a keyword, or text me.
RULES:
- Stories, not "real estate porn" (pretty-house tours). Value over viral.
- Protect privacy: use an alias or "a client" unless I say I have written permission. Change any detail that could identify them.
- Respectful drama: never mock anyone, no private details without consent.
- No promises or guarantees ("every situation is different"). No loan terms, rates or payment numbers.
- Fair housing: never describe neighborhoods or buyers by race, religion, national origin, sex, disability, familial status or any protected class. Describe the home and the story, not who "belongs" there.
- Plain, warm, conversational. Short sentences. Sound like me talking, not an ad.
- Add my name and brokerage at the end of each piece (my state's advertising rules).
GIVE ME:
A) A talking-head video script, 38 seconds max (about 85 spoken words), with the hook as the first line and 3 on-screen text overlays.
B) A caption (under 150 words) ending with the call to action and 3–5 hashtags.
C) A 6-slide carousel: one short line per slide, following steps 1–6.
D) 3 alternate hooks I can test.
Then ask me if I want a Spanish version.
If MY DETAILS or THE STORY below are blank, don't write anything yet: ask me for them one question at a time, then write.
