Views to Closings: How to Turn Social Media Views Into Clients (Notes from Glennda Baker's Panel)

By Agustin Canales, Senior Mortgage Loan Officer · 2026-11-02

Quick summary

  • Notes from the "Ask Glennda Anything" panel at HAR Engage, by Houston loan officer Agustin Canales.
  • Main lesson: value over viral. Tell client stories (friction first, client as hero, agent as guide, call to action), not pretty-house posts.
  • Also: post often (38 seconds or less), score your database A–D and 1–5, act on life events, make referral partners shine.

At HAR Engage I sat in on the "Ask Glennda Anything" panel and asked her the question every agent and loan officer is asking. These are my notes, in my own words.

I asked: "We're all creating content. How do we turn views into clients?"

VALUE > VIRAL

  1. Tell stories, not pretty-house posts

People go to Zillow or HAR for listings. They come to you for the story.

    • Open with the drama or the problem.
    • Your client is the hero. You're the guide.
    • Use aliases to protect their privacy.
    • Share how you met and how you helped, so viewers see themselves in it.
    • End with a call to action: "If you're in the same spot, reach out. I can help."
  2. Post a lot, 38 seconds or less

    Go live. Consistency wins.

  3. Make it easy

Record a voice memo, let AI turn it into a blog and posts (she uses Castmagic), and schedule it all (she uses Blotato).

  4. Score your database twice

    • A–D: how likely they are to buy or sell.
    • 1–5: how much you enjoy working with them.

Spend your time on the A1s.

  5. Track life events and act on them

Anniversaries, babies, grandbabies. Set a yearly reminder and send something personal, like a monogrammed blanket or a bottle of wine on the anniversary. Don't stalk. Just care.

  6. Know the D's that move people

Death, Diamonds (marriage), Divorce, Diplomas, Diapers.

  7. Make your partners shine

Give them knowledge they can share, and make them look like a star.

  8. Would you do it for free?

Don't work with people who drain you. Prospect the way you enjoy: open houses, community events, whatever fits you. If you'd do it for free, it's the right activity.

Bonus business moves

  • Partner with a retiring agent on a step-down referral split (50-50 down to 10-90), and have them show up at your events to vouch for you.
  • Anyone can do 12 deals a year from their sphere, church, events and more.

  3. How buying your kid a house can pay for college 5.7M views

  4. Be the cheapest house in the best neighborhood 3.2M views
